How to make money on your property

With TV property programs becoming more and more popular and the cost of moving high, many homeowners are tempted to improve, not move, and add another bedroom. Loft conversions are often considered the easiest and cheapest way of adding that all-important extra bedroom, a recent survey by Direct Line Home insurance found that 36 per cent of British builders and tradesmen said they are the most problematic home improvements.

This means it is important to choose an experience company who know how to deal with any problems that may occur during the project. This means they will be able to work within their budgets rather than some cheaper companies who will have rising costs due to difficulties or problems with the build.

Loft conversions were followed then changing bathrooms, where 26 per cent of projects go wrong, and fitting a new kitchen, where 19 per cent cause problems. 47 per cent of builders and tradesmen said extensions are currently the most popular home improvement. It has been proven with the recent sore in house prices that loft conversions and extensions can have a massive rise in the value of your property.

Halifax: House prices hit £200,000 record

The average cost of properties in the UK has exceeded £200,000 for the first time, according to the Halifax and this is why we at Four Corners Properties are so kind to advice our customers about improving their homes. The market undoubtedly makes its part in the game, but if a property is improved then you are doing a great top up to its current value.

Halifax said house prices jumped by 1.7% in June compared with the previous month, marking their fourth consecutive monthly rise.
Annual price inflation also rose significantly, from 8.6% in May to 9.6% in June.
It brings the average price of a UK house or flat to £200,280, the highest amount recorded by the Halifax measure.
However the figures are in stark contrast to those produced by rival lender, Nationwide.
Last week it said that house price inflation had fallen to 3.3% a year, bringing the average price to £195,055.
Halifax said the rise was being driven by tight supply with the number of homes for sale now at a record low.
Halifax’s housing economist Martin Ellis said there were now signs of a recent “modest pick up in demand”.
“Economic growth, higher employment, increasing real earnings growth and very low mortgage rates are all supporting housing demand,” he added.
The lender, which uses data from its own mortgage lending, said average house prices per square metre had risen by 18% since 2010, with prices in Greater London seeing the fastest growth.

Conservatories

Many people want to improve the look and feel of their houses but don’t know where to start but that is where we can help. We always find the best thing to think about before doing anything is to look at what you have and how it could be improved to suit your living needs. This means is there enough space, is it energy efficient and is it structurally sound. A house needs to be big enough for you and your family, if not you have a few choices, you have a loft conversion, build an extension, garage or basement conversion or move house. A garden can be a nice way to retreat from the stresses of life especially in the summer when it doesn’t get dark till late and the temperature is a lot warmer. This means having a nice garden can be important. If you have kids it can be a place to let them play and enjoy the beauty of the outdoors. We feel it is just as important as having a nice kitchen or bedroom and what better time to do it than just before we reach the summer. Our advice for planning a garden refurbishment depends on a few things. You need to consider what you do or want to use yours for, a few ideas could be:

  • a place to sit in the sun
  • somewhere to eat of an evening
  • to grow vegetables and flowers
  • Or even for children to play and have fun.

What is the need for a structural engineer?
