Cladding – a guide to changing the exterior of your home

Friday, April 27th, 2018

The latest finishes in cladding truly add a touch of class and modernisation to your property and also add a practical weather proofing guard. Cladding is the skin of your house – it’s the outer layer that helps to insulate and protect it from the elements, and it enhances your home’s appearance, too.

If your house was built in the 1950s, 60s or 70s or even 80’s the chances are it now looks dated and uninteresting. Cladding your home in a new material is a fool proof way to completely transform the exterior of the property, increase its kerb appeal and consequently raise its value. Cladding is possibly the easiest way to transform the exterior look of your property and there are a variety of options available.

If you’re looking for a product requiring less maintenance, then one option to consider is the man-made fibre cement product (sidings) that look like timber but do not require painting. It’s often good to consider a mix of materials, and timber cladding or fibre cement sidings can be complemented with painted render.

If your home is covered in stone cladding, pebbledash, or mismatching bricks, or a mixture of different materials can definitely be removed or covered and re-finished with other materials to ensure a completely new look (see samples of our own work below).

The added benefits

  • Factory applied colours
  • Benefit from improved thermal efficiency with the addition of increased insulation
  • No more pest and rotting issues
  • Elegant transformation of exteriors
  • Almost nil or very low on maintenance

Rules & regulations

You don’t usually need to apply for planning permission for repairs, maintenance or minor improvements, such as painting your house, but if you live in a sensitive location such as a conservation area, you will need permission before completely changing the cladding. If you want to re-render or replace timber cladding to external walls, building regulations may also apply depending on the extent of the work.

Your budget, the look of other houses nearby, or what your local council approves will all influence the material you choose for your exterior. Bear in mind that prices vary widely, depending on the intricacies of a particular job, and that many suppliers will only work directly with trade /building companies who have the necessary skills and expertise to help you achieve the look you want.

Garden rooms are an economical option for additional living space

Monday, April 16th, 2018

Everybody needs an extra space where they could just shut themselves off from the hustle and bustle of everyday life and disruption of your primary home. Garden rooms are an extremely versatile and affordable option for a new private home office, additional entertaining space, games room, bar area or simply somewhere where you can be creative or think about your work in peace and tranquillity.

Garden rooms make the perfect play area for children, keeping them out of direct sunlight as they pop in and out of the play house getting toys and having fun inside. It is also a convenient place to store all of their garden toys inside in the Winter months.  For teenagers you could add a snooker table, arcade games, ping pong table or even a TV and console – the perfect getaway and private space to entertain their friends.

When it comes to practicality, wooden garden rooms and summer houses are the perfect solution for entertaining during the Summer months and storage for the Winter months. You need not waste precious floor space inside the house or the attic and basement if you have a wooden house that could accommodate your stuff and look more appealing that a typical garden shed. On top of safekeeping, wooden summer houses could certainly keep your valuables in top condition especially with a regulated indoor temperature.

Garden Rooms are quick to build and fast construction means more monetary savings

Compared to other building structures made from brick, concrete and stone materials, wooden garden rooms are more economical and a lot cheaper. Four Corners Properties are able to carefully plan the construction, supply and fit your new garden room within a few weeks (providing there is no planning permission needed).

As garden rooms are made of natural wood products, they are a great energy saving option. Moreover, wood is a natural insulator and effectively isolates and regulates heat and cold inside the wooden summer houses. Wood also acts as an effective thermal insulator making the house interior warm, peaceful, and cosy, as this material is also an excellent noise absorber.

Property Value Boost

Additional structures within your property location are great boosts to its overall market value. A garden room is one of the selling points of the property, as it improves its function and aesthetic appeal.  It has been proved that properties that have more functional and aesthetically appealing features have a shorter stay on the market list.

Once you have made a decision to have a garden room or summer house the process is very straight forward. Four Corners Properties Ltd are able to advise you on the best use of space, timescales and costs taking into account any other landscaping requirements you may have too.

Let’s face it, apart from a few occasional glimpses of that big yellow ball in the sky, so far Spring has been a bit of a let down.

It’s not all doom and gloom however, as typically, after a wet March, we tend to get a decent Summer and with it will come some gorgeous long hot hazy days. It is during the Summer months when many of us will want to head out into the garden to enjoy more light, warm sunshine, BBQs and simply experience the outdoors.

Hot Tub Heaven!

As we all know, the British climate can be unpredictable, making it difficult to plan spending time outdoors. With this in mind, more and more clients are coming to us for a bespoke solution to extending their living outdoors, with a space that they can use and enjoy, all year round.  The average garden in the UK is now estimated to be worth around just under £2,000 and a growing trend is to now to own a luxury hot tub or outdoor spa. This can act as a private space, or a place to socialise with many people choosing to own their own pool or hot tub as an alternative (or in addition to) a gym or spa membership. Your own home provides the privacy and total relaxation that you need to fully enjoy your hot tub experience. With options to buy now pay later, visit Hot Tubs and Spas to see our extensive range.

Easy to Manage

With sensors to detect the correct chemical levels, hot tub and pool hygiene is now easier than ever to manage at home and luxury lighting and sound options can be built in for a personalised finish.  We are able to provide you with a fully-fitted, self-cleaning tub, which means that you don’t have to worry about maintenance. Maintenance Free Lawn

The perfect English lawn is a mark of hard work mowing, watering and, unfortunately, polluting our planet with chemicals. Now, however, we  our hallowed English lawns need no watering, nor endless mowing nor environmental harming pesticides to keep them pristine. We all want to make life easier for ourselves, particularly when it comes to maintaining our home and there are countless benefits to having artificial grass installed in your garden.

The best part of switching to artificial grass? Your children can play all day on the grass and not get muddy; pets don’t leave unsightly stains marked when they go to the toilet; and your gardener can retire because you never need to mow the lawn.  Visit our sister site for Artificial Grass options Artificial Grass Discounts

Major advantages of switching to artificial grass

  1. Reduce your water bills and help the environment
  2. Spend more time relaxing
  3. Less mud and dirt walked into the house
  4. Great for Dogs
  5. Great for Tenants and Landlords
  6. A perfect solution for shaded areas
  7. No maintenance when you are on holiday
  8. No need for harmful pesticides

Keeping a natural lawn green and moss-free not only takes dedication, mowing and watering, it also requires using harmful pesticides and herbicides that filter through the soil and drain into the waterways. These chemicals kill, pollute, and pose potential health threats to people, even those who may not even have a lawn.

How to add value to your home with basic DIY and when to call in the Professionals!

Tuesday, April 3rd, 2018
Spring is the time when people tend to roll up their sleeves and embark on do-it-yourself projects.

For those who are not keen to get their hands dirty (they may not have the ability, expertise or time) hiring the right tradespeople and avoiding cowboys is crucial. Despite the rewards from tackling jobs around the home it is important to know your limits and when it is best to call in the experts. Four out of ten people admit to carrying out DIY disasters that have landed them with bills of as much as £5,000 to put right.

Trusting a professional

Personal recommendation is a great place to start when looking for a tradesperson but it is vital to follow up with references and alternative quotes.  Always remember that the cheapest quote is not necessarily the best and can end up being the most expensive if it fails to disclose extra costs – such as charging for travel, additional materials and VAT.

There are organisations that help homeowners find trustworthy tradespeople such as Checkatrade,  TrustA-Trader, Which? Trusted trader and Rated People.  We take our customer feedback very seriously and are proud our our constantly high reviews here.  Click here to see what our customers say about us Checkatrade

Professional certification

When choosing a builder, consider using a member of the 9,000-strong Federation of Master Builders. An Electrician should be a member of an approved trade organisation, such as the National Inspection Council for Electrical Installation Contracting and the National Association of Professional Inspectors and Testers. For Gas installations find a tradesperson who has a Gas Safe register certificate.

Workers not signed up to any of these associations could invalidate home insurance if something goes wrong – such as a house fire.

Stage payments

Builders should have a written contract with you, detailing the stages of the build at which they should be paid and the amounts. Make sure that each stage has been reached before paying, and that the work has been passed, if necessary, by the building and warranty inspectors.

Federation of Master Tradesmen

The Federation of Master Tradesmen logo is recognised by consumers and home owners throughout the United Kingdom. It is respected as a sign of professionalism and a commitment to excellence in the home improvement sector. Members are set strict standards on how to conduct their business. These standards centre around fairness, transparency, honesty and quality of service.  The FOMT is the association of choice for professional tradesmen.
